Luxury Condo Sales Start at 96 Broadway on Upper West Side

Sales recently began for luxury condos at a hotly anticipated UWS building, and the biggest and best unit has already flown off the market. Units went up for sale in August 2022, and eager New Yorkers have already snapped up several. Situated at 2551-2555 Broadway at the corner of Broadway and West 96th Street, the new building sits on the former site of a Gristedes supermarket. With proximity to Riverside and Central Parks, along with many public transportation options, the new condo tower will surely become a fixture in the neighborhood in no time.

Designed by Danish designer Thomas Juul-Hansen, who also designed The High Line 23, 27 Wooster and Two Ten West 77, 96+Broadway, as the building is being called, features a contemporary, loft-like vibe. Offering 276,578 square feet of space, it will feature 131 high-end condo units ranging from cozy one-bedroom homes to sprawling five-bedroom abodes. The ground floor of the building is also slated to include 9,080 square feet of retail space, affording residents easy access to shops and services.

Juul-Hansen was joined in designing the building by Stephen B. Jacobs Group, the architect of record. 96+Broadway is being developed by New York-based private real estate investment and development firm JVP Management; Leeding Builders Group is the general contractor for the project.

Construction of 96+Broadway began in 2020, during the midst of the pandemic. Despite the many shutdowns and other issues caused by the outbreak, construction has remained on track, and the building should be completed by the end of the year.

Inspired by the many Beaux-Arts buildings on the Upper West Side, the new building features an exterior of sustainably produced German limestone. The light-colored precast panels are broken up by industrial floor-to-ceiling windows with bronze trim and dark metal railings. Setbacks along the upper half of the structure feature elegant landscaping and will be included as private outdoor space in select units.

The main entrance of the upcoming condo building will be at the north corner of the first floor. A massive glass wall lets light flood into the lobby, which boasts 20-foot ceilings, oversized casement windows and a dramatic welcome desk carved entirely from a single block of travertine. To say that a lot of money went into the design of this building would be a colossal understatement.

Beyond the lobby, the UWS doorman building opens into a chic private courtyard with living green walls and lush landscaping. Amenities abound at 96+Broadway, which will feature a sprawling rooftop deck at the very top surrounded by a glass railing that wraps around the parapet. The mechanical bulkhead is situated in the center but not visible from the street. The rooftop area will feature an outdoor cinema with high-end lounge seating and an outdoor kitchen with tables and chairs. Residents can take in incredible views of the Hudson River and the New York City skyline.

96+Broadway also boasts a basement-level 75-foot saltwater swimming pool with a hot tub. Travertine floors add sophistication. Nearby, a state-of-the-art fitness center rivaling any high-end private gym offers everything from pilates space to a squash/basketball court. The level also includes a sunken, landscaped terrace.

Other amenities include a 24-hour doorman, elevators, a children’s playroom, an entertainment lounge with various gaming systems, and other perks. There will also be an on-site bike room, and pets will be permitted.

Like the building and common areas, condos at 96+Broadway offer numerous high-end touches. They feature open floor plans with organic design touches like 5” white European solid oak floors and bronze balusters. Gourmet kitchens include solid oak drawers and cabinets, quartzite countertops and Sub Zero Wolf appliances. Bathrooms boast truffle-white heated herringbone marble floors with marble accents and Waterworks soaking tubs. All condos in the building also feature full-sized washers and dryers.

Now that condos at 96+Broadway are officially on the market, they have been selling quickly. Currently, active listings start at around $1.3 million for a one-bedroom condo offering around 734 square feet of space and 1.5 bathrooms. Meanwhile, a three-bedroom, 3.5-bathroom condo with 2,220 square feet is currently on the market for $5.625 million. The building includes three penthouses offering 2,141 to 4,300 square feet; the largest one was snapped up almost immediately, and the others are sure to follow soon.
